Zillow → Underwriting: a repeatable workflow for deal capture

A practical workflow for turning Zillow browsing into trackable underwriting work—without losing context.

Most investors lose deals in the “in-between”: you find a listing, copy/paste a few details somewhere, then the tab closes and the context disappears.

This workflow keeps the listing source attached to the deal from the moment you find it.

The problem with copy/paste

Copying an address into a spreadsheet is quick, but it creates a bunch of hidden problems:

  • You lose the original source URL and narrative context.
  • Everyone captures slightly different fields.
  • Photos get lost, renamed, or re-downloaded.
  • There’s no single deal record to keep your notes, comps, and reports attached later.

The workflow (listing → record → underwriting)

Use this three-step loop:

  1. Open the listing in Zillow
  2. Create a deal record
  3. Underwrite and track decisions

If you use Parcel, URL import is designed to make step 2 fast.

What you should capture every time (minimum viable record)

Even if you don’t capture everything up front, you want enough to avoid rework later:

  • Source URL (Zillow link)
  • Address + city/state/zip
  • Listing price
  • Beds/baths/sqft (if available)
  • A short note: why you clicked / what you noticed

Where we’re heading (and what’s live today)

Today, Parcel URL import is optimized for creating a property record quickly.

Planned improvements:

  • Automatic field extraction (price/beds/baths/sqft)
  • Photo import + keep photos organized with the deal
  • Faster import validation with clearer quality checks before running analysis
