Why Memphis for B/C investors

Memphis is the prototypical cash-flow market. Low acquisition costs, strong Section 8 demand, and a well-established turnkey ecosystem make it one of the easiest markets for out-of-state investors to enter.

Whitehaven offers predictable Section 8 demand. The housing stock is newer (1960s–1980s) and generally requires less rehab than other corridors. Tenant turnover can be higher here, so budget accordingly.

Frayser is the deepest value play. Entry prices are very low, but so is the margin for error. Best suited for experienced operators who can source quality tenants.

Watch out for

Tenant turnover is the silent killer in Memphis. Budget 10% vacancy and plan for at least one turn per year in C-class neighborhoods. Turnover costs (make-ready, lost rent, re-leasing) can eat $2,000–$3,000 per event.

Foundation issues are common in slab construction from the 1950s–1960s. Always get a structural inspection before closing.
