Rental yield is a percentage that shows the annual income a property generates relative to its purchase price. Gross yield uses total rent; net yield accounts for vacancy and operating expenses.

Is rental yield the same as cap rate?
Net rental yield is effectively cap rate when you use NOI and purchase price. Gross yield ignores expenses and is mainly a quick screen.
Should I use annual expenses or the breakdown?
If you have reliable annual totals, use them. If you’re early in diligence, use the breakdown with conservative defaults and refine later.
